Before you begin your application, please read the following:
Applications will be processed on a first-come, first served basis. Everyone 18 years of age and older that will occupy the property must submit a separate application. Applications are not considered complete until all necessary documentation is submitted by all applicants according to the instructions provided below. Once an application is pending, additional supporting documentation may be requested, depending on your circumstances, which needs to be received within 24 hours to ensure that we do not move on to the next applicant. Applications typically take 1-2 business days to process. Once an application is approved, the security deposit, first month’s rent, and pet fee must be made within 24 hours.
Application Requirements and Rental Screening:
Valid government issued ID.
Verifiable household monthly gross income of at least 3 times the monthly rent.
Two months of most recent pay stubs OR if self-employed, two years of income tax returns and 3 months of bank statements.
References from current and previous landlords OR verifiable mortgage payment history.
Credit Report will be pulled. An overall credit health history is determined with the following considerations: collections, delinquencies, repossessions, judgments and bankruptcies.
No evictions or Summary Ejectment’s will be considered.
No Felony Conviction records within 7 years will be considered
No repeated history of misdemeanor convictions for drug related crimes will be considered.
