Applications will be processed on a first-come, first-served basis.

Everyone 18 years of age and older that will occupy the property must submit a separate application. Applications are not considered complete until all necessary documentation is submitted by all applicants according to the instructions provided below. Once an application is pending, additional supporting documentation may be requested, depending on your circumstances, which needs to be received within 24 hours to ensure that we do not move on to the next applicant.

Applications typically take 1-2 business days to process. Once an application is approved, the security deposit, first month’s rent, and pet fee must be made within 24 hours.

Application Requirements:

-Valid government-issued ID.

-Verifiable household monthly gross income of at least 3 times the monthly rent.

-Two months of most recent pay stubs OR if self-employed, two years of income tax returns, and 3 months of bank statements.

-References from current and previous landlords/copy of tenant payment ledger OR verifiable mortgage payment history.

Screening Criteria:

-Credit Report will be pulled and a minimum credit score of 600 is required. An overall credit health history is determined with the following considerations: collections, delinquencies, repossessions, judgments, and bankruptcies.

-Evictions and/or Summary Ejectment’s are not approvable.

-Felony Conviction records within 7 years are not approvable.

-Repeated history of misdemeanor convictions for drug-related crimes are not approvable.
